If I could assign this book 1000 stars, I would. It is the most comprehensive book on this subject I have seen. It is virtually a "lawyer in a box" with comprehensive answers to all the questions you will encounter in defending a foreclosure action Pro-Se and, more importantly, the keys to all the necessary research. The research is key to a successful Pro-Se defense and is the most difficult thing to accomplish, particularly since most lawyer unions {state bar associations} prohibit per diem consultation, which leaves you wandering alone in an information forest looking for the right trees, and no one whom you encounter wants to talk to you or show you the way. All this complicated by the short time (typically 30-35 days) to file a response to the foreclosure complaint.If you elect for professional representation to defend a foreclosure action, this information will enable you to keep your lawyer more nearly honest by eliminating over-billing and monitoring what he/she is doing vs. what should be done.
Even if you are not in foreclosure, this book gives anyone with a MERS mortgage the road map to file a Quiet Title Action, screw the bank, and own your property free and clear.
The Author has done a tremendous job in the extent of the research and fullness of its presentation. In my opinion, he stands as a Prince among men for having written it. This is essentially an easily read and comprehensible text book -- buy it even if foreclosure is not imminent. Thousands of $$ of knowledge for pennies.

I purchased this book last week after for more than 5 years following internet cases about the ongoing Ponzi scam aptly named "Fraudclosure". ...Can't put it down! I plan to use it myself to pursue a Quiet Title action regarding my own home. The first chapter alone is worth the purchase price.
I just got off the phone after discussing the first half of the book with the campaign manager of a friend who is running for Congress... then I bought 4 more copies. The first one will be hand-delivered to my friend's campaign office.
This is a "hot-button," bi-partisan issue that affects millions of homeowners. Even those who have never faced foreclosure have "legal clouds" in their chain of title caused by this fiasco!
Every county government scrambling for local revenue needed for citizen services would benefit from a personally-delivered gift of this book to their County Commissioners, their local Sheriff, their District Attorney, and their Superior Court Clerk.
If I could get paid for re-selling this book, I would sign a contract immediately!
A jilted lover? A disgruntled former employee of Norman Sirak? The author of a competing foreclosure book? Who on earth gave this superb book its only negative review?
At the time I was purchasing this book, I noticed that it had eighteen superlative (5 star) reviews, one fine (4-star) review, and one poor (1-star) review.
After receiving, and then using this book, I concluded that the one negative review of this outstanding book was so terrible, so unfounded, and so out of line, that it may have been put there for malicious intent!
I could rant and rave about the qualities of this fine book, but that would be redundant, as that's already been done on the internet by a number of other satisfied readers.
However, I will say that I enthusiastically recommend this book as helpful to ANYONE involved with foreclosure, whether it's an UNINFORMED HOMEOWNER who may want a "heads up" before seeking the help of a lawyer or a paralegal to avoid foreclosure, whether it's a MOTIVATED AND ENERGETIC HOMEOWNER who may want to fill out and submit the appropriate foreclosure-fighting papers by himself, or whether it's a LAWYER who may want to get some ideas and beef up his skills before tackling his clients' foreclosure problems.
The BEST HELP AND ADVICE I can give to people who are involved with foreclosure is to encourage them to ACQUIRE THIS OUTSTANDING BOOK! That's why I purchased a copy of it for one of my best friends who is now being confronted with this foreclosure mess.
We all indeed owe Norman Sirak a very special DEBT OF GRATITUDE for writing this superb book!

I am not a lawyer and this is not legal advice. Spread the word if you like this book. There are thousands of homeowners out there who are looking for good information.
Sirak's easy to follow writing is more helpful than any book I have read in reaching information that makes a difference in court. I didn't have any successful results in court until I used the information in this book. The Pooling and Servicing Agreements Sirak discusses in depth raise factual disputes about property title. On MERS issues - he goes beyond the usual legal issues many courts have ruled on in favor of MERS. The different issues he describes can't be got around, because, again, he brings it all down to a factual issue, which has to be resolved. (This means they can't turn your allegations on the MERS stuff into a legal issue and play all their argument games).
Do you have questions like - Why did you get trapped in a terrible mortgage? Why won't they modify your loan? What happened to your chain of title? Is the title on your property clouded? Exactly whom do you owe? These questions are all dealt with in Sirak's book.
